The Building and Construction Authority lists construction cost information available through Construction InfoNet, including the Tender Price Index, costs for different development types, unit rates, material prices and material price indices. Current detailed files may require a subscription.

How to use an index responsibly
- Record the exact series, publication, base and period.
- Compare like with like; do not combine unrelated index series.
- Retain the source file or authorised reference used for every entered point.
- Distinguish observed historical movement from a future forecast.
- Apply movement only to the portion of a project cost that is genuinely exposed.
- State whether the calculation is for planning, benchmarking or a contractual mechanism.
Index movement does not equal project cost movement
An index represents a defined market basket or project sample. A particular project may move differently because of design development, programme, procurement route, tender competition, imported content, site constraints and specialist trades. Use the result as one cost-planning input, not as a substitute for a measured project estimate.
